I’m Dawn Olson, a REALTOR® with McColly Real Estate, serving Bourbonnais, Kankakee County, and the surrounding communities.
I have been a licensed real estate broker since August 2005, which means I have spent more than two decades helping people make some of the biggest financial and personal decisions of their lives. I have worked through changing markets, shifting interest rates, competitive bidding periods, slowdowns, appraisal problems, inspection surprises, and enough paperwork to make a filing cabinet question its purpose.
Through it all, my approach has remained simple: communicate clearly, stay accessible, solve problems, and protect my clients’ interests.

Some clients are buying their first home. Others are selling a longtime family property, moving into something larger, downsizing, relocating from another state, or trying to sell and buy at the same time.
That last situation is one of my primary specialties. Coordinating two transactions requires much more than finding a buyer and scheduling a few showings. Timing, financing, inspections, negotiations, closing dates, possession, and moving arrangements all need to work together. I help my clients create a clear strategy before the process begins so they can move forward with fewer surprises and considerably less chaos.

Before entering real estate, I worked in sales, marketing management, business development, and online advertising. That experience shaped the way I market homes today.
A property should not be placed online with a few photographs and then left to fend for itself.
I look at the home, the likely buyer, the competition, the local market, and the features that make the property worth noticing. From there, I create a strategy designed to position the home properly, present it professionally, and help buyers understand its value.
That may include pricing analysis, photography, video, listing copy, social media promotion, digital marketing, direct outreach, community-focused messaging, and ongoing evaluation of buyer activity and feedback.

I have helped clients sell and purchase homes while they were living hundreds of miles away. In one transaction, I assisted a military family with the sale of a Bourbonnais property and the purchase of a home in Limestone Township. The process included remote property preparation, video walkthroughs, inspections, negotiations, appraisal coordination, electronic signatures, email, video calls, and FedEx.
Distance does not have to mean uncertainty. With consistent communication and someone local managing the details, buyers and sellers can complete a successful move without being physically present for every step.
